Property management security FAQs
Property management security protects people, buildings and assets across a range of property types. This includes occupied residential blocks, student accommodation, commercial buildings, empty properties and redevelopment sites.
Good security reduces the risk of trespassing, vandalism and theft and helps maintain a safe environment for residents, contractors and visitors. It also supports compliance, protects your investment and ensures your properties are managed professionally throughout their lifecycle.
We provide security services for a wide range of managed properties, including:
- residential blocks and mixed-use buildings
- student accommodation
- vacant or low-occupancy properties
- commercial premises
- empty units awaiting sale or redevelopment
- refit and refurbishment sites
Our officers adapt their approach to suit each building’s risks, occupancy levels and management requirements.
Vacant properties are more vulnerable to break-ins, vandalism and damage, so we focus on regular checks and a clear security presence. This includes verifying that doors, windows and access points are secure, checking for signs of intrusion and carrying out scheduled internal and external patrols.
Our officers also look for property issues such as leaks, damp, damage or fly-tipping and report anything that may require attention. This helps you protect the asset, reduce risks and stay compliant with insurance requirements.
Yes. Vacant property inspections are one of the key ways we help owners and managers protect empty buildings. Depending on your needs, inspections can include:
- access point checks
- internal and external patrols
- meter readings or basic environmental checks
- signs of trespass or attempted entry
- welfare-style checks on building condition
- photographic reporting
We provide clear, structured reports so you have full visibility of each visit.
The presence of our staff acts as a strong deterrent, especially on properties that appear unattended or at risk. Officers carry out regular patrols, check for damage or attempted entry and make sure access points are secure.
We also manage visitor and contractor access, maintain accurate logs and report any risks early. This proactive approach helps protect the site, reduce costly damage and prevent unauthorised occupation.
Yes. Our concierge officers combine front-of-house support with a reassuring security presence. They can welcome residents and visitors, manage access, handle deliveries and act as the first point of contact for any concerns.
Their training means they can also identify risks early, support incident management and provide a professional presence that enhances safety and customer service.
Student accommodation has its own challenges, including high footfall, late-night activity and the safety needs of younger residents. Our officers support safety by monitoring access, managing visitors, responding to incidents and carrying out regular patrols of shared areas.
We work closely with accommodation teams and use a friendly, approachable style to help students feel supported while maintaining clear boundaries and site rules.
Yes. Properties undergoing refits or redevelopment can be more vulnerable due to contractors on site, fluctuating occupancy and changing layouts. Our officers help manage access, check the building during works and monitor high-risk areas such as equipment storage or open access points.
This helps protect the site and ensures work can continue safely and without disruption.
Access control varies depending on the property type. Our officers can:
- monitor main entrances and reception areas
- check visitors, contractors or delivery staff
- issue and manage passes
- maintain visitor logs
- oversee access to plant rooms, car parks or restricted areas
This protects residents, staff and assets while ensuring people can move around the building safely.
We’ll always do our best to help where short-notice support is needed. Availability depends on the type of property, risk level and the officers required, but in many cases we can respond quickly.
Before deployment, we complete a short assessment using the information you provide so we can supply officers who are prepared for the site and its requirements. For planned temporary cover, this would form part of our standard preparation process.

FAQs – TBC
Our core retail team are visible security officers, who create a strong deterrent to would-be thieves. We also have a team of experienced store detectives, who help tackle repeat crime. We’re always happy to explain the benefits of each approach (or a combination of the two) and advise on the best option for your business.
We work with retailers of all sizes – from larger chains to individual stores or online retail businesses. Our speciality is multi-location contracts, which we have a lot of experience delivering. We can support across both the retail and logistics side of the business.
Traditionally, retail security officers have responded to shoplifting incidents – and that’s still a key part of the job. With this, we’ll follow your preferred approach – from early intervention to recording evidence of a crime.
More recently, violence and threats have increased in the retail environment. Our teams are trained to spot the early signs and aim to de-escalate the incident quickly and calmly. Where de-escalation isn’t possible, they’ll work to manage the incident effectively.
Our staff are also trained to deal with any emergencies that could happen on your site. This might include evacuations, medical emergencies or running lockdown procedures.
Retail security involves a range of approaches to protect people, property and reputation. This usually includes a mix of manned guarding, technology (e.g. CCTV & electronic tags), and procedures (e.g. stock management).
The core function of retail security is usually loss prevention and managing crime and violence. Alongside this, security staff have additional roles, such as:
- working to promote health and safety on a site
- being a first port of call for customers who need additional support
- being a reassuring presence for staff
- being a deterrent against other criminal activity (such as trespass)
Retail security officers can perform certain actions to help protect a business and the people in it. Like any civilian, they can undertake a citizens arrest in the event of a crime with reasonable grounds for suspicion. Unlike most civilians, retail officers are trained in conflict management and physical intervention. This helps reduce the risk of injury to either party.
While officers in the UK can perform these actions, most roles focus on diffusing situations before they reach this level. Officers are trained to spot the early signs of crimes or incidents. Their experience with de-escalation techniques can help prevent incidents developing into something more serious.
